Elliott wins contract to deliver 578 homes in Inchicore

Elliott Group has been awarded a key contract by Dublin City Council (DCC) to deliver 578 mixed-tenure homes in Inchicore, Dublin 8, in one of Ireland’s most significant national procurement initiatives for social and cost-rental housing.

The An Droichead Órga development will see 487 homes delivered in the first phase, along with a creche and a new library/community hub. The project aims to provide energy-efficient, affordable housing while improving public spaces and local amenities.

Councillor Ray McAdam, Lord Mayor of Dublin, said, “An Droichead Órga represents the kind of ambitious, community-focused development that Dublin needs. This project will not only deliver new homes but will also strengthen the social and cultural fabric of Inchicore.”

Housing Minister James Browne emphasised the broader impact, noting, “These 578 social and cost-rental homes will provide lasting security for a large number of families and individuals. This project is about more than housing; it’s about the security that comes with the dignity of a front door.”

The development is backed by a multi-million euro investment from DCC, the Department of Housing, and other state agencies. Assistant Chief Executive Mick Mulhern added that the contract “represents a significant step forward in delivering sustainable, affordable housing while supporting long-term regeneration in the area.”

The project will also include a supermarket, retail units, public open spaces, and play facilities, expected to create meaningful economic and social benefits for the Inchicore area. Construction is set to begin in February 2026 with completion scheduled by January 2028.
